THE APPRAISAL PROCESS

You may be interested in the steps we take to create your accurate appraisal. They are as follows:

Inspect – We visit the property, take photographs and note all pertinent details.

Research – Our research includes gathering and analyzing information to provide us with a complete picture. This includes finding records of comparable property sales that have taken place within the last few years. Phone calls may be made to the person who handled the sale to learn more about the property. Market conditions that were in affect at the time of the sale, as well as current market conditions are taken into consideration.

Write – Once we have analyzed the information gathered, we begin to write your appraisal. Of all the steps in the process, this consumes the most time, as we present comprehensive, well-organized appraisals that contain valuable information such as our considered recommendations for highest and best use, market insight and analysis, and any other relevant details.

HOW TO INTERVIEW AN APPRAISER

When you invest in an appraisal, you should be assured of the qualifications, integrity and thoroughness of the preparer. Questions you should ask an appraiser before hiring are:

Have you ever appraised a property like this before?

How long can you guarantee delivery on the specified day?

How much will the appraisal cost?

HOW TO ORDER AN APPRAISAL

When requesting an appraisal or a quote for an appraisal, please have the following information available:

Appraisal type and purpose

Property address and type

Contact name to access property

Your name, and contact information including address, phone(s), fax and email.
